Automated Land Valuation Reports for a Saudi Real Estate Brokerage

Enter a location and a plot area. Get a full land valuation and sale report, in Arabic or English.

We keep client names private. This page covers what we built for this brokerage and how it works.

The situation

This is a licensed real estate brokerage in Saudi Arabia.

Valuing a piece of land properly means finding the deals that closed nearby, working out the price per square metre, and writing it up in a report a client can rely on. Done by hand, that's slow, careful work every single time.

The data is the other problem. A valuation is only as good as the transactions behind it. Old bulk registers go out of date, and a report built on stale numbers can point a client the wrong way.

The goal was a report as good as the ones the brokerage prepared by hand, built from current data, without starting from scratch each time.

What we built

We built a web tool for the brokerage.

You enter a Google Maps location and the plot area. The tool produces a full land valuation and sale report.

It runs on live transaction data from the Saudi Ministry of Justice real estate market (SREM). The data is refreshed, so the tool doesn't depend on old bulk registers.

The tool works in Arabic and English.

How it works day to day

Someone at the brokerage drops in the location from Google Maps and types the plot area. The tool pulls the relevant transactions, does the calculations and puts the report together.

Each report starts with just those two inputs.

We validated the tool against the brokerage's own work. We took a report the brokerage had prepared manually and ran the same land through the tool. The deal count matched exactly. So did the average price per m².

That test mattered to us as much as to them. A valuation tool that's fast but wrong is worse than no tool. Matching a careful manual report, number for number, is what gave everyone confidence in it.

Having both languages built in means the same report works for Arabic-speaking and English-speaking clients.

What's next

The core of the tool is built and checked. The goal from here is to keep the data current and keep shaping the report around how the brokerage presents land to its clients.
