Trilix AI vs. EliseAI
Looking for an EliseAI alternative because your portfolio is smaller, you run a co-op, or you don't need a new leasing CRM? EliseAI is one of the best-funded AI companies in housing. Its site says it has raised $350 million at a $4 billion valuation, and it sells leasing, resident and voice AI built around its own CRM (EliseAI).
Trilix AI builds custom systems for property managers and housing co-ops, among other operators. We're much smaller than EliseAI and built for a different buyer, and this page is clear about which one you are.

Quick answer
EliseAI is a leasing and resident AI platform with its own CRM, built for large multifamily operators, and it doesn't publish prices. It's the stronger pick for big leasing teams. Trilix fits housing co-ops, smaller property managers and mixed portfolios that need after-hours calls, maintenance routing, inspections and board reports built around how they already work.

The short version
EliseAI is a full leasing and resident platform: EliseCRM, LeasingAI for prospects and tours, ResidentAI for move-ins, maintenance, renewals and delinquency, and VoiceAI for calls. Its customers include large multifamily operators, and it covers conventional, student, affordable and single-family rental housing (EliseAI). Pricing is by demo.
Trilix AI builds what a co-op or smaller manager is missing: an after-hours phone agent that routes maintenance calls, digital inspections, repair lists, member notices and reports, connected to the tools you already use. Setup fee plus monthly, quoted after a call.

EliseAI pricing (checked Oct 2026)
EliseAI doesn't publish prices. Its site asks you to request a demo (EliseAI). When you ask for a quote, get it per unit or per door, ask which modules are included (CRM, LeasingAI, ResidentAI, VoiceAI) and whether you have to move off your current CRM.
What EliseAI does
EliseAI's VoiceAI page describes:
- Booking in-person, virtual and self-guided tours straight into your calendar.
- After-hours coverage for overnight and weekend calls.
- A resident concierge for payments, renewals and maintenance.
- Transcripts, guest cards and intent tags logged in EliseCRM in real time.
- Outbound calls to remind prospects of tours and follow up on resident requests.
- 33 languages and SOC 2 Type II.
Customer quotes on its homepage come from large operators such as Equity Residential and LeFrak.
When EliseAI is the better choice
- You run a large leasing operation. Tours, prospect follow-up and renewals at scale are what EliseAI is built for.
- You want one vendor for CRM, leasing and resident communication. EliseAI offers all of it in one platform.
- Your residents speak many languages. 33 languages on voice is broad coverage.
- You have a team to run a platform rollout. A full CRM move is a real project, and EliseAI's customers tend to have the staff for it.
When Trilix fits better
- You're a co-op or a smaller manager without a leasing team. You need calls answered, maintenance routed and records kept, not a new leasing CRM.
- Inspections still live in paper binders. We built a digital system for an Ontario housing co-op that replaced paper inspection binders, covering units, playgrounds, fences, taps, lighting and member notices (case study).
- After-hours calls are the main pain. Our AI answering for property management guide shows how calls get sorted into emergency, urgent and routine, with the on-call person paged for real emergencies.
- You need reports a board can read. We build reporting and back-office automation around your existing tools (workflow automation).

What to ask any vendor
- What's the price per unit or per door, and what's the minimum?
- Do I have to replace my CRM or property management system?
- How does the AI tell an emergency (a leak, no heat) from a routine request, and who gets called?
- Can it handle inspections, repair lists and photos, or only communication?
- Who reviews calls after launch?
- Who owns resident data and recordings, and where is it stored?
